Pre-Move In

When should I start looking for student accommodation?

We recommend starting your search in January/February for the following academic year. The best properties tend to be reserved early, especially for larger groups.
Do I need a guarantor?

Yes, all student tenants require a UK-based guarantor. This is typically a parent or guardian who agrees to cover the rent if you're unable to pay. International students without a UK guarantor may need to pay additional rent in advance.
How much is the deposit?

The deposit is typically equivalent to 5 weeks' rent. This is protected in a government-approved deposit protection scheme and returned at the end of your tenancy, subject to the property's condition.
Can I view the property before applying?

We encourage all prospective tenants to view properties before making a decision. You can book viewings through our website, by phone, or by visiting our office.

During Tenancy

How do I report maintenance issues?

You can report maintenance issues through our online portal, by email, or by calling our office during business hours. For emergencies outside office hours, we provide a 24/7 emergency contact number.
What bills are included in my rent?

This varies by property. Some properties include utilities (water, electricity, gas, internet) while others require tenants to set up and pay for these separately. Check your specific property listing for details.
Can I have overnight guests?

Occasional overnight guests are permitted, but extended stays (typically more than 2-3 consecutive nights) require notification to the agency. The property should not exceed its maximum occupancy for safety reasons.
How do I pay my rent?

Rent is typically paid via standing order on the same date each month. You'll receive payment details in your welcome pack when you move in. You can also pay through our tenant portal.

Post-Tenancy

When will I get my deposit back?

We aim to process deposit returns within 10 working days after the end of your tenancy, subject to a satisfactory check-out inspection and the return of all keys.
What do I need to do before moving out?

The property should be thoroughly cleaned, all personal belongings removed, and any damages reported. We provide a detailed check-out guide one month before your tenancy ends.
Can I renew my tenancy for another year?

Yes, many of our tenants choose to renew. We typically contact you around January to discuss renewal options. Early renewal often comes with benefits such as fixed rent rates.
