Are you a landlord in Lincoln with student rooms still available for 2025/26? You’re not alone — and more importantly, you’re not too late.
We’ve analysed five years of Google Trends data for the term “student accommodation Lincoln,” and the results are clear: while some students secure properties early, there’s a reliable second wave of enquiries in August and September every single year, and it's starting now.
If your property isn’t let yet, now is exactly the right time to re-market, refresh your ads, and be ready. Here’s what the data tells us.
🔍 Search Trends for Student Accommodation in Lincoln (2020–2025)
Using Google Trends — which scores search interest on a scale from 0 to 100 — we tracked when students are searching for “student accommodation Lincoln” across the last five academic cycles. The pattern is remarkably consistent. But this year it's later than normal.

✅ October to February: The Early Rush
Each year, search volume climbs between October and January. This is when students start house hunting for the next academic year:
Groups begin forming after Freshers’ Week
Housing fairs kick off
Letting agencies release their first wave of listings
🍌 March to June: The Quiet Dip
From spring through early summer, search interest dips significantly. Most organised students have signed by this point, and others focus on deadlines, exams, and end-of-term plans.
🔥 July to September: The Late Surge
Every single year — including 2024 — search interest spikes sharply in August and early September. Why?
Clearing students looking for immediate housing
International students finalising accommodation
Student groups reshuffling due to dropouts or changes
Latecomers who delayed their decision or struggled to find housemates
Even in 2024 — when market conditions were tough and competition high — this late summer rush remained strong. And early June 2025 data already suggests this year may follow the same pattern, possibly starting earlier.
📊 2025 So Far: What the Trends Say
The usual October–January search peak held steady earlier this year.
Search interest dropped between March and May — slightly lower than the same period last year.
However, June 2025 has already shown a noticeable increase, indicating that the late-summer wave is building earlier than expected.
This means now is the perfect time to relaunch any unlet stock and capture students who are just starting their search.
🧠 What This Means for Lincoln Landlords
Here’s what we recommend to make the most of the weeks ahead:
1. Stay Visible Online
Make sure your property is actively listed on high-traffic platforms, your agent's website, and ideally with fresh photography, a clear headline, and strong calls-to-action.
2. Be Flexible
If your property has multiple rooms, consider offering room-by-room lets or shorter contract options — this appeals to students in crisis or moving independently.
3. Lean Into What Students Care About
Now more than ever, they want:
Bills included
Fast, responsive maintenance
Simple contracts
Fair and transparent deposits
If your property offers any of these — shout about it.
🏡 You’re Not Too Late – You’re Just in Time
Lincoln’s student lettings market has two reliable waves: early planners, and late movers. If you still have availability in July, August, or even September — don’t assume it’s too late.
We see last-minute lets every single year, and the data shows that demand is already building.
